Fire Alarm Maintenance

Your fire alarm system has been installed to protect you, your employees and customers, your processes and your building. In the event of a fire, everyone depends on the fire alarm system functioning properly, acting as an early warning system and enabling safe and timely evacuation. You have a legal obligation to ensure that this detection system is in good working order and adheres to current regulatory standards.

Fase Fire & Security provide fire alarm maintenance options to ensure your fire and other life safety systems are maintained at their optimum operating performance and that you are fully compliant with regulatory and legislative requirements. For contracted customers we provide a call-out service, 24-7, 365 days per year. All services are performed in accordance with relevant British Standard codes of practice; by fully trained and competent engineers.

Your investment in a quality fire alarm system is only justified if it is maintained properly to ensure continued optimum performance: the event of a fire is not the time for discovering that there is a problem.

Our fire alarm maintenance contracts enable you to keep your fire alarm system working efficiently and give you peace of mind that it’s in the hands of professional alarm engineers whose priority is your safety. We can offer maintenance contracts for any alarm system, even those not supplied or installed by ourselves. British Standard BS 5839 stipulates that all alarm systems in commercial premises should be maintained or improved. Our thorough diagnostic reports ensure that your paperwork remains up to date and compliance documentation is in place.

Like our fire alarm systems, our maintenance contracts are flexible to your needs and designed to suit your business and your budget. Your system will be serviced at regular intervals, as determined by the nature of your business and the system you have. There’s no need to worry about remembering when your services need to take place as we will have your visits scheduled in so that the onus is on us to make sure they happen and not you. Regular servicing will not only ensure that your system continues to perform but will detect and resolve any minor problems before they become much bigger ones.

Fire Alarm Installation

Fire Alarm Design, Supply, Install & Commission

The installation of an effective fire protection system requires sound industry experience, strong project management skills and highly trained and experienced engineers.

Fase Fire & Security create practical cost effective solutions for all environments across a variety of sectors including retail, commercial, industrial, government, health, education and telecommunications.

Our expertise is not limited to one particular brand of product or system. Our field engineers and project managers are familiar with a broad range of products and systems which means we can offer expert advice based on your specific requirements rather than trying to fit your requirements into the specifications of a branded system.

Whether it is a complex new installation or upgrades to an existing fire system, our engineers and project managers will work closely with your contractors, architects and consultants to tailor an integrated solution for your facility.

Our installation process will begin with a survey of your building or facility to help determine the areas of risk. This will then be followed by a works programme outlining the materials, equipment and work processes required to install a solution to best manage those risks and how our activities will relate to the main works schedule.

If your building, facility, process or environment is deemed to be high risk or 'out if the norm' then we will recommend that a risk assessment be completed to determine the category of fire alarm system required. This risk assessment can be completed by Fase or you could seek advice from your insurance company.

Our installation team will then work to the agreed plans and specifications to install the components of your fire protection system and most importantly, ensure that all components are integrated correctly for the seamless operation of the overall system

BS5839: Part 1 Fire Alarm Categories

WHICH TYPE OF FIRE ALARM SYSTEM?

A fire alarm system should be designed dependant on the present risks and if the system is to protect life or property. Fire alarm systems are classified by 3 categories; category L systems (life protection), category P systems (property protection) and category M systems (manual activation only). The category of fire system which you should have installed should be decided by risk assessment completed by either a qualified fire risk assessor, the fire and rescue service, fire consultants or, if appropriate, your insurance company.

L - LIFE CATEGORIES

This classification provides for the protection of life, that is the safety of the occupants. It caters for the detection of a fire, initiates an alarm of fire, and provides sufficient time for the occupants to escape from the building.

L1 - LIFE SAFETY CATEGORY L1

A BS5839 Category L1 fire alarm system give total coverage throughout the entire building with very few exceptions. Automated detectors should be installed in every room (with few exceptions), escape corridors, areas of high risk and voids over 800mm in depth and call points at every exit and positioned so that you should never have to walk any more than 45m to operate one. Sounders should be positioned throughout the building to achieve a minimum of 65dB(A) throughout the entire building and 75dB(A) at bed head where there is a sleeping risk. In areas of high ambient noise sound levels the fire alarm sound levels should be 5dB(A) above the normal noise level although but not exceeding 120dB(A).

L2 - LIFE SAFETY CATEGORY L2

A BS5839 Category L2 fire alarm system should include automatic fire detection on all escape routes, circulation spaces and rooms leading onto escape routes. An L2 system can also include additional areas deemed as a high risk not included in the escape routes and adjoining rooms, such as boiler houses. The sounders in the building should be according to the description in the BS5839 Category L1 description as above.

L3 - LIFE SAFETY CATEGORY L3

A BS5839 Category L3 fire alarm system is very similar to a category L2 system in that automatic fire detection should be positioned on escape routes and adjoining rooms, although it does not have to include for additional areas deemed to have a high fire risk. The sounders in the building should be according to the description in the BS5839 category L1 description as above.

L4 - LIFE SAFETY CATEGORY L4

A BS5839 category L4 fire alarm system includes automatic fire detection on escape routes and circulation areas only and not in the adjoining rooms as per the L2 and L3 categories. The idea of the L4 category is to protect the escape routes from the building. The sounders in the building should be according to the description in the BS5839 category L1 description as above.

L5 - LIFE SAFETY CATEGORY L5

A BS5839 category L5 fire alarm system is a 'custom' category and relate to certain special requirements that cannot be covered by any other category and is designed for buildings that have a particular fire risk identified which warrants some special attention. For example if there is an area of high fire risk which is considered worthy of having some automatic detection but a manual system is also needed, then this will be termed as L5/M. The sounders in the building should be according to the description in the BS5839 category L1 description as above.

P - PROPERTY PROTECTION

This classification provides for the protection of property and its contents. It caters for the automatic detection of a fire, initiates an alarm of fire, and results in summoning of the fire brigade (which may be by a means of automatic transmission of fire signals to an Alarm Receiving Centre). The main idea of a P category fire alarm system is to detect fire and summon the fire service at the earliest instant.

P1 - PROPERTY PROTECTION CATEGORY P1

A BS5839 category P1 fire alarm system is similar to an L1 system (above) with automated detectors in all rooms, fire escapes and areas of high risk. The major difference between a L1 and P1 fire alarm systems is that a L1 system is designed to evacuate occupants whilst a P1 is designed to call for the fire service as soon as possible.

P2 - PROPERTY PROTECTION CATEGORY P2

A BS5839 category P2 fire alarm system covers areas of high fire hazard or high risk to property or business continuity from fire. A P2 category does not have to protect fire escapes and a fire risk assessment is normally carried out to determine the exact siting of detectors.

M - MANUAL SYSTEMS

A BS5839 category M fire alarm system is a manual operation only system which has call points on all exits as well as corridors where persons are not expected to walk any more than 45m to operate one. There are no automated smoke or heat detectors on a category M system and this type of fire alarm system rely on the occupants of the building discovering the fire and operating the system to warn others.
